It is hard to describe the tranquillity of this property. It simply radiates peace and beauty in a way that has to be experienced to be appreciated.
Anna founded the company EURL La Roane in 2018, the company rents the property off Nigel. Until quite recently our guests were mainly UK based and we provided them with a comprehensive program of teaching, entertainment and full board. However during the Covid years, when international travel became problematic, we started running more courses for people based in France and to a lesser extent in Germany and Holland. These were mainly private rentals in which the group leader was responsible for all the finances and contracted with us directly rather than us contracting with each individual guest.
The present situation is that we earn about half our income from private rentals and about half from our UK based courses. Please get in touch if you want the full summary of the accounts.
Over the years our profits have been relatively small as we have been paying our salaries and ploughing back any profits into improving the facilities. Having said this, La Roane COULD make a lot more money. Our courses are generally considered very good value as regards the quality of what is being offered and are almost always full and wait listed.
Last year more than half our guests on our UK based courses were returning visitors, some of whom had been here more than 20 times!
We have had a huge demand for private rentals and are always booked up a year or two ahead. So insistent are some people on coming and so painful is it to refuse them that my daughter Anna ended up doing a course learning to say “No!”
Anna has been hugely successful but she now feels it’s time for a change of directions and will be going back to university. Nigel is at a stage where he wants to do less, not more, and with a heart full of wonderful memories, also feels it’s time to move on.
SO WHERE DO WE GO FROM HERE?
We will continue to run our usual program of courses in 2024 (until end of November) with a view to selling La Roane at the end of 2024.
What is for sale is a working enterprise complete with guests and group leaders eager to continue to come to La Roane should the buyer so desire.
In addition Nigel plan to sell separately all the furniture, kitchen equipment, the 2 vans for transporting guests, the tractor, the robot for the pool, tools, yoga equipment etc so that all is ready to go!
A FINAL REFLECTION
So many friendships have been made here, so many people have had life changing experiences and so many dreams have come true. My hope and prayer is that the person who buys La Roane will continue to run courses.
LET THE MAGIC CONTINUE!
The 3 main buildings are all centrally heated and surround the large oval-shaped eco-pool installed in 1995.
This was the only habitable building when Nigel arrived here in 1995. It’s a 60’s house built on top of an old ruin. There are 3 floors with 9 bedrooms and 4 bathrooms.
GROUND FLOOR
Large living/dining room with an excellent wood burning stove which can be connected to heat the radiators.
The kitchen, pantry, a bedroom, shower room and W.C. lead to a large garage and boiler room.
FIRST FLOOR
5 generous sized double rooms with ample storage facilities plus one bathroom, one shower room and a separate W.C.
SECOND FLOOR
2 very large bedrooms, a single room and a bathroom plus plenty of storage space.
The cottage was built in 1847 and was uninhabited from the 60’s until the building was completely renovated in 1995.
GROUND FLOOR
Large recently renovated lounge/kitchen with a wood burning stove plus a heat pump connected to the radiators. There is also a double bedroom which can serve as an office plus a bathroom.
FIRST FLOOR
2 double rooms plus one single room and a bathroom.
This was built around 1850 and the renovation process was started in 2001.
GROUND FLOOR
Large lounge used as a yoga studio/group room with high ceiling and exposed beams leading to, on one side an outdoor yoga studio/work area and on the other side a kitchen, a bathroom and a double bedroom.
FIRST FLOOR
There are three double bedrooms with exposed beams plus a bathroom.
ANNEX GROUND FLOOR
There is also an annex on the ground floor with a separate entrance leading to a sauna, shower room and W.C., and a storage area/boiler room. There are also 2 bedrooms with separate entrances, one of which has an en suite bathroom.
ANNEX FIRST FLOOR
There is a double room with kitchen and W.C., plus one double room leading onto a large terrace overlooking the grounds
There is a large luxury tree house at the entrance to the woods with electricity, a hot outside shower and a compost toilet.
